When looking for new properties to purchase, the Indianapolis real estate market is ripe with possibilities. When hunting for a residential property to own or rent, or if you are just looking for a quick property to flip, there are several factors to consider, and one of them is the outside condition of the roof. The following are areas of concern about the roof of your Indianapolis property that need to be considered before signing on the dotted line.

First off, you should consider the damage that the roof is likely to have sustained. When looking at Indianapolis real estate, one must consider the fact that Indiana is subject to routine hail storms. Often times, entire neighborhoods will need maintenance, yet most home owners aren’t knowledgeable enough to know what to look for in terms of damage.

Hail damage can occur in several forms, and can you insurance inspector won’t just be looking for large, hail shaped holes. Most inspectors of Indianapolis real estate look for missing shingles, evidence of leakage or warping of the roof, and the insurance companies behind the inspectors will often times ignore hail damage that is smaller than a ping pong ball. Your roof is a shield, and shields tend to get nicks and scrapes. If the damage to the roof tiles is significant, then most companies will take notice.

If your Indianapolis real estate is found o be missing a shingle or two, it may not be an issue for the insurance companies to get involved with. Keep in mind that routine maintenance is necessary or any roof, and insurance companies will actually smile on your efforts if done correctly. Plus, most deductibles on homes go as high as $500, which is definitely less than an average contractor would charge to glue a shingle back in place.

Also, there is the issue of leakage. Remember that any leaks that come through your roof are not necessarily the result of massive damage. Indianapolis real estate is subject to violent storms, and sometimes something minor like the sealing along a chimney or dryer vent can come loose, letting in water. Also remember that any water that gets into your attic is going to be dealing with daily temperatures that can get as high as 200 degrees. Most water damage in your attic will take care of itself. The most you may need to check for is the occasional mold inspection, but again, this shouldn’t be a major problem if the leak is caught in time.

Now there’s the issue of roof longevity. Most roofs are designed to last for 10 to 15 years. If you buy a home in the Indianapolis real estate market, don’t ju7st take their word for it, ask for a receipt of repair to the roof. Also inquire as to which insurance company backed the repair and double check with them. On top of this, don’t hesitate to get a home inspection done before you commit to purchasing.

The Indianapolis real estate is a great source of new and used homes. With one of the fastest growing economies in the nation, even in these hard times, Indianapolis is providing homes and jobs to hundreds of new residents each month. Make sure your home, and your roof are both something you take pride in and remember, your roof is your shield; keep that shield in working order to protect the rest of your home.
